The Cosgrave Hay Ranch consists of 2,610 deeded acres located on both sides of Interstate 80, two hours east of Reno, NV and 15 miles from Winnemucca, NV. Although the entire 2,610 acres is zoned and suitable for industrial use including approx. 400 acres commercial at the I-80 Interchange (Cosgrave interchange), the ranch has been primarily operated as a high quality hay farming operation. The underlying possibilities for future Industrial/Commercial use are endless with direct I-80 interchange access, rail access, distance from Reno, from good schools and medical facilities, and most importantly excellent water rights!

There are a total of 2,717.46 acre feet of water rights, in the Imlay Basin, providing enough water to farm the 445 acres of alfalfa currently under production with three pivots and plans to expand to a 4th 3/4 pivot. After the fourth cutting any excess water is used for pasture grass before cows are brought in for grazing in October. Grazing on the property is leased year to year to neighbors.

There are 2 productive Ag wells and 1 domestic well on the property. Both wells are strong and reliable; Ag well #1 pumps 1,900 GPM and Ag well #2 pumps 1,500 GPM. The aquifer is strong enough and there is enough water to run all three pivots simultaneously. A new Zimmatic 9500 pivot has been installed replacing one of the existing three Valley pivots.

The ranch is very suitable for industrial use. This is a use that would be looked on favorably by Pershing County including the Approx. 400 acres around the interchange that is zoned commercial. Current taxes on the property are less than $100. per year as the ranch is operating under an Ag exemption.

The Cosgrave Hay Ranch is a ranch that produces quality hay, approx. 5 tons to the acre, approx. 2,500 tons per season. The underlying value of the industrial/commercial use, rail access, I-80 interchange access, and power separate this ranch from the rest. It assures that owning this ranch is a good investment for now and for the future.
