This historical ranch property has scenic high mountain summer grazing ranges in the Bodie Hills combined with high desert winter grazing range near Mono Lake in Eastern Mono County, California.
The property consists of 10,000 non-contiguous deeded acres interspersed in The Bureau of Land Management (BLM) grazing permits. The Bodie Hills grazing permit surrounds the ghost town of Bodie and extends north through meadows and aspen groves surrounding the Halfway, Meadow Canyon, Big Flat and other deeded parcels. Throughout the deeded parcels are 79 stock water righted springs and creeks dating back to the 1860’s. The properties range in elevation from around 7,000 ft to 9,500 ft.
The Bodie Hills grazing permit allows for 5,647 AUM’s (animal unit months) or a maximum of 1,791 head of cattle grazing from June 1 through October 15 annually. The Mono Sand Flat permit allows for 2,360 AUM’s or a maximum of 505 head of cattle to graze from Dec. 1 through May 31 annually.
Near Mono Lake, the Burkham Unit consists of an off-grid two-story rock house, a rock well house and corrals. Combined with the nearby Kirkwood parcel there are close to 1,000 deeded acres partially fenced, surrounded by the Mono Sand Flat grazing permit. Kirkwood Springs is water-righted for 10 acres of pasture irrigation as well as stock water. Nearby, the 160 acre Waford Spring parcel has stock water rights and a permit to irrigate 10 acres from Cottonwood Creek.
Northeast of Bodie lies the 520 acre Seven Trough and Gregory properties that are connected by a fenced corridor. Water rights on Gregory Creek include irrigation of 10 acres along with stock water rights. These properties are partially fenced.
On the 160 acre Halfway property, 10 acres of meadow are partially fenced, and there is an off-grid cabin with a newer tin roof in a beautiful setting below Aspen groves. This has been used as a summer cowboy camp for over 70 years.
Most of the larger deeded parcels in the Bodie Hills are used as holding fields when cattle are being gathered off of federal allotments.
Access to the mountain properties is easiest from the Bridgeport Valley side via the Bodie Road off of Hwy 395. From Nevada, routes are through minimum maintained roads in Del Monte Canyon or the China Camp area.
